The time it takes to sell a home varies depending on location, property type, price, and current market conditions. To give you a clearer picture, I’ve analysed the most recent data covering 1,343 Reading properties sold (subject to contract) in the last three months—breaking it down by property type and number of bedrooms.

Average Days to Sell by Property Type

  • Detached homes (260 sold) – average 39 days

  • Semi-detached homes (443 sold) – average 25 days

  • Terraced/townhouses (248 sold) – average 27 days

  • Flats/apartments (323 sold) – average 65 days

Note: Some properties fall outside the four main categories—such as mobile homes, land, or commercial buildings—hence the total not adding up exactly.

Average Days to Sell by Number of Bedrooms

  • One-bed homes (141 sold) – average 51 days

  • Two-bed homes (371 sold) – average 38 days

  • Three-bed homes (527 sold) – average 27 days

  • Four-bed homes (231 sold) – average 42 days

  • Five-bed+ homes (57 sold) – average 41 days

(All data includes Reading town centre plus a 4-mile radius.)

Why Do Some Reading Homes Take Longer to Sell?

Selling a home is about more than putting it online and waiting. The two biggest factors affecting sale time are pricing and marketing.

1. Pricing Your Home Correctly

The right price gets buyers through the door. The wrong price, especially one that's too high, can leave your home lingering on the market with little to no interest.

Here’s the hard truth:
Only 55.92% of Reading homes listed with agents in the last three months sold and completed.
44.08% were withdrawn unsold.

I’ve seen homes overlooked due to outdated or poorly lit photos—or worse, photos that still show Christmas decorations in July. High-quality, seasonal photos and well-shot videos are essential.

Your marketing should evolve too. If your home hasn’t sold after a few weeks, consider refreshing your images and updating the listing. A small change can make a big difference.
